A calculator, not an adviser
Upside Scan never recommends a course of action or asserts a fact about the future. Every number on a report is the arithmetic output of assumptions a person entered or edited.
AI extracts facts; it never sets a price
The extraction layer converts brochures, floorplans and photos into structured facts. Turning facts into figures is deterministic arithmetic and a hardcoded rules table — not something an AI model is asked to judge.
A development-potential report, stated plainly
This is not a structural survey, a legal due-diligence pack, or a full property-condition schedule, and it says so. What it doesn't cover — damp, wiring, roof condition and the like — belongs to a surveyor.
Who it's for
Estate agents, during or after a viewing.
An agent uploads a brochure, floorplan and photos for a property. Applicants never create an account and never sign in — the report is something the agent hands or sends to them, not a tool they use directly.
